Your tax bill ? What have you seen make the biggest impact ?

As agents I think marketing and vehicles can be the biggest tax deductions can not ? But not sure wanted to see what everyone thought?

Quote from @Jonathan Greene:

You won't be able to get the renters' names, but you can look up the unit numbers by putting in the main address into the tax records and it will show all the apartment numbers at that address.

Hey there Jonathan, did this just now but doesnt tell me apartment numbers or a range of numbers.

Hello

I wanted to see if anyone knew how to get apartment complex unit numbers so I can send out mailers to these individuals renting there.

Thank you in advance would be great great help !

Marketing leads via forms and acquiring their contact info id say aout of 15 leads 3-4 answer and even go see the list of new builds I have them go see but not converting what can I do different to close these leads ?

Should I meet them in person at the new builds ? or in my office ?

I do ask them I can go with them but they say they are fine they will go see them by themselves then after they go they will think about it, my question is what would you do to close these leads ?

Also most of the other leads dont reply back not sure why I am thinking of sending personalized video text

Hello

Does anyone do any lending on 160 acres rural land with amazing views on Fort Rock Ranch, AZ ?

Quote from @Eudith Vacio:

Hey @Francisco Milan - yikes 🙈

I don't know if you're an attorney state, sounds like probably not because here in Chicago, we would have the attorneys hold money back in escrow. definitely reach out to an attorney to figure out next steps.

Thank you Eudith looked into it, I passed on that home it was a really good price but to wait 2 months wasnt worth it. Its a upcoming neighborhood went historical BUT this house was next to an alley where it has non stop traffic of homeless people always trying to break in the house. So it was the break ins plus tenants not wanting to leave plus the market deleveraging yeah not worth it to many negative factors.

File eviction and give option cash for keys

Depends on state to say how long it could take

Cash for keys?
Quote from @Brock Mogensen:

LLC, property bank account, Operating Agreement/Partnership Agreement.

Thank you

Quote from @Mohammed Rahman:

Hey @Francisco Milan - there's a couple ways to go about it, but the cleanest would be to setup a separate business entity in which everyone owns a certain % stake in based on whatever their contribution is.

This could vary from each group to another. For example, if everyone is contributing equal amounts of capital but one person is going to be responsible for managing everything day-to-day, then perhaps they get a slightly bigger %

Speak to your attorney & CPA/accountant on the best way to structure it so it makes sense for everyone.

Thank you just trying to see how to set this up I have some family members wanting to invest, I am thinking something like a syndication?
