@Yinglu Wang Absolutely! I have not personally bought any investments in Chatt, yet! We've been wholesaling in this market for about a year now and I learn a TON from all the investors I work with in this market. My first purchase in Chatt will most likely be a multifamily property under 4 units and I would definitely consider the markets you mentioned. I'd be happy to chat in depth and share my knowledge on certain neighborhoods within and bordering Hamilton County.

Hey! @Yinglu Wang I second Josh's criteria for evaluating property values in Chattanooga, I'm actually going to take note of that myself. I believe the school ranking system in relation to property values is more relevant in areas like N. Georgia, whereas Chattanooga has many other factors attributing to its growth. I wouldn't stray away from East Ridge, Brainerd or East Brainerd or areas similar to these, they are certainly growing and are strong rental markets. What I would do is focus on evaluating the deal in total based on the factors Josh mentioned as well as the rental return you'll net after all renovations and expenses. If you're unsure as to what properties in a specific neighborhood can rent for it may be in your best interest to find a great property manager to align yourself with who can run quotes on every property in question. Property values can vary significantly in Chattanooga so regardless of which neighborhood you're considering it will benefit you to hone in on that specific area in which the home is and do research on the activity and rental rates within maybe up to a mile radius of that home. If your main goal is rentals I would say two of your best resources would be an experienced and active local broker and property manager. @Kelli Loo No you're not dreaming! Lol. Although I would say those numbers were probably more prevalent a few years ago you can still find deals in that range in certain neighborhoods and through a strong network. Realtors, Property Managers, Wholesalers etc. can help you find deals if you work with them on clearly identifying your criteria and neighborhoods you're looking to buy in. These are ideally the same people you will be working with to help you manage your properties out of state. You can get information from these professionals as well as to where is a good market to BRRRR in but I suggest you do most of the research on your own after you've heard multiple opinions, you want to be super clear on your numbers and property values in those areas (it's all about the #'s at the end of the day). Eastridge, North Brainerd, Brainerd, Washington Hills, Cleveland (outside of Hamilton County) and even across the border in Rossville are some neighborhoods you may find BRRRR's that matched the numbers you mentioned! @Charles Hirst Oooh I would love to give you a list of great recommendations, I will send you a message :)
I'm going to make a vague assumption and say both markets are performing similarly for different reasons and finding really good deals isn't necessarily easier in Chattanooga. My best recommendation would be to create 5-6 different avenues from where you can be sent plenty deals on and off market and if you can do it, try incorporating some small marketing on your own! A lot of the juiciest deals come directly from the seller (from what my investors tell me and as a wholesaler I tend to agree) although all the other resources are extremely beneficial and necessary too in my opinion!
Overall TN is a great market to be in and just like Alabama there are markets that will see appreciation in the next 5-10 years that you can still get into before the rest of the wave!

Hey @Forest Hunt I would have to agree with John about checking out N Georgia. I think there's considerable growth in Chattanooga and right below the TN Border is an overflow of continuous growth into the neighborhoods that sit there such as Ringgold, Rossville, and Fort O. I would say it's worth a drive down there to see what's going on for yourself, there's been a lot of changes in the recent years.
