I'm sorry to hear that Christine. Did you decide to rebuild because you planned to live in the community long term?
Through some research I found out that if many homes have burnt down that it may lower the market value for many homes in that neighborhood and sometime rebuilding the house costs too much plus the homeowners still owe a lot on their mortgage which would then cause someone to consider selling?
Do you find this to be true? I am trying to find out as much information about what would cause someone to sell their fire damaged home.

Hey everyone!
I've been scanning the forums for topics on hiring a cold caller and I now think we have a clear idea on what type of person to bring on!
We've decided that since we're somewhat still in the beginning stages of building our wholesale business we thought it best to only bring one person in at this time. We also think it best that new team member is someone local to our market and is willing to come in at least 2 times a week. Ideally we'd like someone who can dedicate 4 evenings a week to call homeowner's. We're looking for someone who has some real estate experience so we can minimize the training process and someone who is (most importantly) willing to make calls on a commission basis. Although we are not paying hourly at the current moment we want can provide great knowledge to someone who is looking to get into this space.
My partner and I have had a few people come in but they were not seriously motivated or had other priorities and could not put in the time to dial with us.
Do any of you have advice on the best way to hire and retain a sales person like this for our team? Where do you find someone willing to work for free for the initial first month or two and who's motivated to consistently dial out for leads? Do you just plan to go through 5 or more people before you find someone willing to stick out the battle?
Any advice on how you may have started bringing people to make calls on with a limited budget or even any alternatives to hiring someone local?

I get what you're saying at the end of the day. I have definitely heard a mixed bag of feedback and honestly I can understand both sides. For us it's just much more efficient than hand dialing out 100's of numbers, with VM drop it allows us to reach hundreds of people at once or at least their voicemail and it helps us weave out who's really interested in selling because when they call back they usually have some interest. At the same time if you are someone who isn't motivated to sell I can definitely see how it would be annoying since it is becoming much more commonly used. Thanks for the perspective though it is always good to hear how it's being received.

Hi @Michaela G. I believe the investors are using RVM (Ringless Voicemail Drop) the use is in the name! We are using this now and it drops voicemails to cell phone inbox's with either one ring or no rings. It's a form of mass marketing for us investors!

I think that was one of the ideas Sam. Some homes may be completely demolished, others in somewhat sellable condition but still may be repaired. I guess the ideal seller would be someone who no longer wants to deal with the property and go through the insurance process.

Wow that's unbelievable. So what happens to these homeowners? Does the insurance company pay for their placement? Are they all forced to find rentals or move into other homes or stay in hotels?
That seems like an awfully strenuous and long process that will affect the community for years. I wonder what are the long term effects and what this means if anything at all to the market in these surrounding neighborhoods.
Also what opportunities there may be that arise from this?

Hi Chung,
Thanks for your input, I appreciate that and that makes a lot of sense. It seems as this fire left a lot of homes in complete destruction with little left to even see. I imagine a lot of these homes may not be rebuilt and other homes that have been damaged will be repaired by insurance. There may be a motivation to sell even due to the fire but the info you shared is all new to me so thank you!

Hi all,
As many of you may know there has been a huge fire that's erupted in the San Fernando Valley over the last few days and many homes have been damaged or completely burned. In Starbucks this morning there were over 50 evacuees from the Thousand Oaks Hills in our Woodland Hills location and we started a conversation with a few of the neighbors.
Does anyone have any idea what will happen to these homes? I assume most will be completely re-built with Insurance but I imagine that some home owners may be in a situation where they now need to sell? We obviously don't want to capitalize on this distressed situation for our neighbors but we definitely would like to know if there is any opportunity to purchase a fire damaged home in the next few months.
Any thoughts on this?
