Concentrate on great locations and those returns will be much higher long term. Concentrate on IRR and look at real estate as a 7-30 year investment vehicle. The house hack is a great strategy because it allows you to build small amounts of equity in an asset that I believe will continue to grow in value with very little capital invested.

As most have said, Cash on Cash return isn't going to be there. But you have to remember you are borrowing 96.5% from the bank.

Hey @Dylan H. , being a high income earner is a great first step, the key now is figuring out how to next leverage it.  The one issue with this current market condition is that banks are becoming more and more strict with WHO they are lending money too and are looking more at experience in that particular sector, in this case real estate, than actual income.  So those who have assets and have a track record of managing those assets performance are getting better loan leverage than those who are higher earners. That being said, my advice is to get into an investment vehicle, a piece of real estate, sooner than later.  You could do a primary residence with a lower level rental "house hack" in Washington DC, at the lowest potential rates, get your experience and track record going.  I believe this is going to allow you the best financing options in the future !

If you are looking for a true AirBnB Investment, I don't think Northern VA is your best option. I would suggest reaching out to @Michael H. Cook and purchasing a Shenandoah Valley / Massanutten Mountain STR. It's only about 2-2.5 hours from the DMV and is going to be a much better return if the AirBnB / secondary route is the investment route you want to go.

I would recommend, in this current market, buy a 2 bedroom/ 2 bathroom condo for around $550,000.  Buy it with 3% down ($18,000-$22,000).  Live in it and hold for the long term.  Buy a secondary home in the Shenandoahs for 10% down as your next investment purchase and then eventually try to buy get bigger house in DMV once the market stabilizes.  I do believe that the DC condos are the best current value in the market.

Welcome @Rachel Riley , Washington DC is a great area and I think one of the safest investments you can make.  You may sacrifice some monthly cash flow but your long term gain will trump the monthly dividend!

All the numbers are in the above text!  This is a break even to slight cash flow proposition for me.  Simply because I ran out of time and couldn't identify another property.  It will be a great long term hold and an appreciation play in my portfolio .
