I highly recommend reaching out to @Michael H. Cook if you are looking to buy in Luray, Shenandoah Valley, Massanutten, etc.  He's written 2 articles on everything you need to know about STRs in those areas.

@Joseph S. there will always be families in the DMV who are wanting to rent in homes with 3-5 bedrooms.  This is mostly because of the every 4 year of government change. I'd recommend a 4 Bed/ 3.5 Bath Single Family in Petworth or Brookland if this is the strategy you want to do.

I'm seeing some great value listings hitting the market in the DMV area recently. Sellers are anxious and getting realistic with pricing. Some great potential BRRRR projects just listed this past 10 days as well! What are other DC investors seeing?

Love this thread. Thanks to everyone who has and still is contributing.  I think the key really is what is the "investors" purpose of the purchase / investment.  If you want to use/ utilize it for you and your family, it obviously has to be location centric to you.  If you are looking at it just as an investment, are you going with the current trends, or sticking with what habits consumers have showed over the last 30 years. 

Really cool asset class.  Excited to see where it ends up and yes I am deciding on whether I like the Beach house or Lake house more myself. 

**I'd want to use it for my family as well as hopefully make a little $$$ or break even**
