@Darin Gordon welcome! With conforming loan limits the Duplex / House hacking option is tough in Charleston, SC market, but there are lots of good single family options that I believe still have a lot of running room left for growth in valuations over the next 10 years!

@Chelsea Price I truly believe owning property in the DMV and more particularly in Washington DC and some locations in Northern VA will be one of the most valuable and stable assets in our portfolio long term.
This question is very situation dependent, but I'd recommend allocating that $200,000 over 2 different assets. New primary residence (again depending on your living / lifestyle situation) with 5% ($25,000- $50,000) down and then a $400,000 investment property with 25% down ($100,000).
Keep the remaining $50k as a reserve fund. Hope this helps.
