The very important question, is the property a property that you want to own for the foreseeable future? If the answer is yes, I would suggest the HELOC.
If the answer is NO, then sell and execute a 1031 exchange into the next asset.

Hey @David Cherkowsky , my advice is that if you do live in the DMV, you should try to at least purchase 1 asset while you are here. This won't be the cash flow you are looking for, but the long term appreciation will far out gain that $200/monthly cash flow you will find in other markets.

@Michael H. Cook about the Shenandoah Valley. As some have said, the STR "secret" with only being 2 hours from Washington DC, the right asset can generate tremendous returns.

Keep it! You've already done the hard part. Unless you are going to liquidate and put that capital into a better asset, keep it!
I always wish I would have started buying more trophy assets when I was younger. Especially ones near the beach (for retirement)
