@Nathan Schuline BP has been amazing!!! I signed up about 1 week ago and I feel like I've learned more in one week verses 4+ years at a college. Plus stumbling upon and talking with other investors has been really cool! you learn quickly that real estate is all about the relationships you take care of.

@Nathan Schuline Many successful real estate investors educate themselves and just surround themselves with like minded people/mentors... the real players ....in real time, in the real world....then just do it... find a way to make it happen! Currently I'm taking the time to cultivate genuine relationships/friendships with other investors while learning investing terminology and calculations...etc. Set yourself up with a solid foundation. It builds confidence and will lead to taking action. Without action you may as well just be a bench warmer and watch from the sidelines. LOL!!! :)  

@Pat Antonio  are you really going to let one "mentor" who you probably never even met have that much control and influence over you and your future?? Yes, it's good to hear different perspectives from others and take away something from everyone... but you should tailor your investing to what suits you...and what is right for your situation...don't let one persons strategy be the "be all end all" that's giving them way to much power and control. Be brave and confident enough to blaze your own path...

@Jennifer King thanks for the mention... I don't think you can truly find an answer in a book when it comes to this... or at least I wouldn't want to find it there...just be fair so more deals can be made in the future and you foster that relationship with that partner...keep it simple... move on make more deals...keep building your portfolio. 

@Ashley Abramson I think one of the key parts to any joint venture is to make sure it's a win win for everyone involved...and no matter how bad you want a property the numbers have to work.

@Ashley Abramson I'm sure there's a bunch of ways to go about it... you could find a partner you can trust, has the same goals as you and just do a 50/50 split and continue to do deals together. Or possibly refi after you rehab and give them a percentage after refi and pay them back...  @Gino Barbaro has formed a great partnership and does multi unit maybe he will chime in and give you some insight on ways to structure it
