@Kent Kiess while the bulk of our wholesale properties are SFRs we do get multifamily of all sizes. Please join the buyers group link above and you can indicate "multifamily" and neighborhood and price in the selections!

@Justin Windham My bad, just confirmed with the other half that his was also a regular IRAs. Dont know where i got that. lol.

@Justin Windhamneither solo401k has a 3rd party custodian. We are the custodians of the trust accounts.
We do have an administrator who files the annual compliance paperwork and is our "go to" for questions.

My fiancee and I converted our traditional (me) and roth (him) IRAs into self directed retirement funds (these were from our old W2 jobs/invested in stocks/mutual funds) We now both work for ourselves, so were able to roll over to a SOLO 401k and invest in real estate. As a broker/wholesaler/flipper, I feel more comfortable trading in this realm than stocks and funds! lol. It's great for buy & hold but can also be used for flips (with discretion). We used Sense Financial  @Dmitriy Fomichenko and it was easy breezy to set up our "trusts" and get going. Its checkbook/debit card based so we manage all of the financials, as the trustees. We haven't gotten into lending yet (just buying RE) but that's on my radar so I'd love to connect with anyone doing this through their retirement account! Thanks.

My business partner and I are WHOLESALERS and LICENSED REAL ESTATE BROKERS in Indianapolis who've been BUYING/SELLING in the Indy market for 15 years. We work directly with CASH BUYERS/INVESTORS nationwide.

Our properties are either OWNED by us or under Contract for Assignment DIRECTLY WITH OWNER.

We provide the LOWEST PRICES to the END BUYER by skimming the fat - No JV Markups, No Referral Fees Paid, No Broker Commissions Paid (on our off-market deals.) Please compensate your broker if you use one!

We provide thorough property details - photos, videos, comps and usually a Scope of Work (based on what we would do with it) - but you must DO YOUR OWN DUE DILIGENCE.

We provide access for CONTRACTOR WALKTHROUGHS.

While we don't do a TON of wholesale deals/month like some of the big outfits, we also don't have their OVERHEAD! That means our prices are LOWER for the END BUYER.

ugh, 'won't last long' the kiss of death. lol. The photos are terrible (which always makes me extra sad on a flip), duplicate photo angles of the same room are a no no, the writeup is meh.  I'm guessing that you negotiated a 'discounted" listing deal with this agent who is new and hungry. If so, now you're paying for it. If not, then you need to turn this around quickly with her; perhaps ask her to have her managing broker step in/advise? (if you want to give her a shot) or do a release and get a new agent. tick-tock tick-tock...
