Hello Johan,
I have done a lot of remodeling in the last years and you are right, it is easier to predict costs when you build than when you remodel. Your contractor will always tell you that you do not know what you will find behind those walls!
I would suggest that you do a real good evaluation of the state of your property and get a couple of contractors' bids. Make sure you take those and check each line. You might see that one of them forgot something to repair or build . This is already helpful in doing your check list of what needs to be done. As to the rest, I have seen having to spend 20% more than expected as we had foundation problems that we did not expect and also real bad plumbing behind the walls. So what will end up costing you more will be mostly what you cannot see. So depending of the size of the house, keep yourself some margin.

Did you also check if your license is reciprocal with Tennessee? I came from California and I had to take again my full broker's exams.

Hello,
I also moved out of California a few years ago, choosing Nashville as my new home. I am very happy living in Nashville. It is close to the East Coast and California is a 4.5 hours non stop flight from here, (Close to major cities (Chicago, Atlanta, New York, Denver).
The lakes are wonderful for Spring and Summers outings with swimming and boating. Nashville has a very young population drawn by a strong employment market with companies moving in frequently.
The real estate is very affordable compared to California and you can buy almost anything your heart desires, whether for a purchase or an investment. People are nice and helpful, taking the time to talk to you. The well known "Music City" is really a music city, with concerts and music somewhere every night of the week. I will put a 5 stars for Nashville!
