@Patryk Sommer we give a discount for multiple doors. If you have a portfolio you are allowing them to manage ask to revise your contract based on the number of doors you are providing them.

When it comes to integrating with an MLS you may want to contact and IDX provider. That is how you will get the feed from the MLS to your website. Once you have the site built on WordPress they can assist you on linking the two together.

Are you looking to only sell commercial real estate? If so, is there a reason you wouldn't want to sell residential at the same time? Here locally we have a few commercial broker events that meet and exchange information. I would look at what the market is like for each commercial broker - if there is enough business to go around. Personally, I don't commit to selling just one type of real estate. We do everything at our brokerage and I find people enjoy that we are so diverse.

I would suggest meeting with at least 5 brokerages. Take a lot of notes and make sure you are asking questions that are important to what you are looking for.

I never put too much pressure on asking them for details. I have found setting them up with a search on my website and providing them a link and then letting them know that I can narrow it down based on sq. ft., beds, bath etc seems to take a lot of pressure off.

I would start by researching the companies that you might be willing to hang your license with. You will want to ask about fees, commission splits and what education and perks they offer to their brokers. Look into different ways to take the necessary classes and test and weigh it all out.

You would want to check into the local MLS and Association. In Central Oregon our MLS dues are only $45 a month, but then you have lockbox fees, annual association dues, desk fees if you hang your license with an office and also keep in mind most offices take a portion or your commission. I have been in some form of real estate since I was 17 and just got my license last year at the age of 34. One thing to keep in mind though is that most homes that are listed for sale offer a buyers' broker commission, you may be able to use those commissions on your purchases to improve the property??
