Be careful in any response you send them. Make sure when you correspond that you simply send them the receipt from the carpet cleaning. You can also ask the professional you used if it would be okay if you provided their number so your past tenant can contact them.

You should provide them with actual invoices at this point. Showing the exact amount for the deductions.

I would recommend seeing if any local real estate companies are hiring a front desk clerk or a transaction coordinator. 

This is how our market is right now as well. Everyone lists their home in the summer here, especially with our winters. This time of year you see the inventory shrink from the homes that have sold and the homes that are being taken off the market.

Josh, I would recommend speaking with your lender in great length as well as talking with a local broker and weighing the the pros and cons to each SFH and MultiFamily. See if a local broker can set you up with a portal to view both types of properties.

If only we all had a magic crystal ball to answer this correctly! 

Make sure before you add that clause that you look into what your state laws have to say about this. I'm pretty certain in Oregon it is a legal responsibility of the owner if it is not tenant caused. Just be careful!
