I just finished the 3 day workshop with Fortune Builders. It is well worth the $197 you pay to attend. I did not interview for the Mastery Program. You will definitely learn some good stuff. Add it to what you can learn on BP and you will be heading in the right direction.

You might want to have a foundation repair contractor take a look at it. He should give you an estimate on what needs to be done for free.

If your contractor partner is on the note he has the same liability as you the money man. I like the idea Aref had. Agree on a labor fee up front that is paid before the profit split.

They probably want at least 2 sheets of 5/8" Rock and maybe 2 separate stud walls. Ask the city building dept. They get these kind of questions all the time.
