Has anyone cashed out their 401k after the CARES Act was passed this year?  Was it difficult?  I am considering cashing out and putting it in rentals

How do you guys structure closing costs and commissions in your deals? Roll into loan? Pay cash? Or not pay at all (make seller pay)?

Also, would you walk away from a deal if seller refuses to pay any closing costs and commission?

What kind of numbers are you getting and how are you finding deals? My agent in huntsville says deals on SFR meeting 1% rule are difficult to find these days and hasn't sent any my way in a while. I am ready to buy some more soon.

I haven't sold my properties. I have just pulled some cash out of them in order to try to figure out my next move. They still cash flow even if the rents had to come down a little bit. I do understand that investing out of state would probably make sense, but I am not willing to relinquish that much control. I have a great team here in SoCal...lawyer, accountant, realtor, property management company. I know the area, the schools, the tenant pool, HOA fees, what areas have mello roos, etc.. A new high school is opening this year which has had a big impact on the entire community. The entire community is being split down the middle. Most of the time, I know exactly what a home's layout is before I even walk it b/c I've walked other homes in that same development in prior years.

I will continue to look for some value plays, but am very curious to see what will happen this winter and especially next winter leading up to the 2020 elections...the end of a 10-year run paired with a heated election. It could be another great opportunity if you play your cards right.   

 Great post!  What kind of opportunity?  Do you mean a dip in the market?  How are you going to prepare for this?

Hi!  I am looking to invest in the Birmingham area. Has anyone had success with any lenders willing to finance section 8 properties?  I am running into an issue finding a local bank.

I have a question about Section 8 properties. What do you budget for repairs and maintentance usually when evaluating these properties?  I understand that i should expect and budget for more repairs expense with low income housing but what should my expectation be?

Also, in your experience is the increase in repairs with Sec 8 housing typically due to the tenant or the quality of house?

@Tal Simpson have you had any trouble financing these properties in Eastlake? I had a deal in Center Point and it didn’t appraise. Would i run into the same issue in this area? The market prices seem to have increased.
