I use snapflatfee.com because of the control you receive by doing so. It gets listed on the MLS a one time fee of 99.00 and it is listed on all FSBO sites also. My number is the one on the MLS and I get called first. If I sell it there is no commission. I give buyers agents 3 % if they bring the buyer but you can put down any commission you want to pay them. I have sold 3 properties this way and two of them have been sold by me. I have a lock box on the property and show it as soon as they call. Jorge Zia is on bigger pockets and he is my listing agent. Works for me. Good luck.

No,  it will make other items to be questioned by your potential buyer.  IMO I would rather not have a stove to have a damaged one.  Kitchens and bathrooms sell houses.  Good luck.

Integrity is the key in construction.  I am loyal to my subs and consequently they take good care of me.  Also I prepare the work for my subs and clean up after them so they are in and out.  You don't need someone ripping out and cleaning up at 50.00 per hour.  I enjoy the business and treat each project as though it were my own residence.  Surround yourself with honest and quality people and you can't help but be successful.  Be well and prosper.

Depends on your building department requirements.  You can possibly pull an owner builder permit with a sketch of your project and get their input.  If it is roughed in then the inspector can see what was done and approve it or add a few things to fix.  It shouldn't be a big problem for you unless you have changed the structure.  Most walls are not load bearing so they can be removed and restructured.  Mainly the electrical and plumbing will need to be checked out to be safe and will work correctly.  Every state is different and I don't see a problem as long as you didn't take out load bearing walls and electrical and plumbing is up to code.  Best of luck and I never had a problem with selling a home by changing things around.  It is very common for the configuration of building to be changed over the years.

Anita, I use sub-contractors and do the rest myself.  I have been using them for many years and like to have hands on approach to control the project.  Usually takes about 2 months and pay as I go which keeps them honest and I control the work.  If you don't do it yourself you can find someone you trust to do it for you.  I only do 2 at a time which works for me very well.  I don't hire a GC because they primarily just hire subs and add on to the cost.  In my experience most do not spend much time on your job and not all but many get prices for you and take the cheapest bid which sometimes gets you less quality and makes him (or her) more profit.  Just my take on it and I do have a considerable amount of experience with re-habbing.  I wish you well.  Always check your people out with references and qualifications but be mindful that the person who you speak with many times is not doing the job.

Shutters for sure at least in the front of the house.  Not sure you will get your money back on the gutters but nice touch especially if the neighboring homes have them.  I didn't see the washer/dryer in the kitchen.  Any way you can stack them and partition a few walls and add a 30 inch shower and commode since you have the water and drain for them anyway?   Makes a big difference in price point with that extra bath.  You are on the right path.

Not sure what kind of neighborhood you are in but the house basically looks very nice. If you are going to flip personally I would take out the plastic shower surround and do it in tile with 1/4 inch glass frame less door. I also like to use crown molding at least in the living room/family room areas and master bedroom also. Yard looks great and very inviting curb appeal. Is there only one bath? Fireplace looks ok but the wall needs more decor to picture frame it. Definitely paint or stain the deck out back as it is an awesome space to entertain. When you put it on the market stage it with a grill area and comfy chairs to sit in. All depends on the area if the price point compares with the CMA of the other units in the area. I can see you take pride in the things you do. Don't lose that perspective. Good luck. Just my 2 cents.

I agree with Roland.  I usually put up a mirror that is the size of the vanity.  Looks like you have a 30 inch vanity so I would put up a 30 inch mirror or same size medicine cabinet.  Don't skimp on the bathrooms or kitchen, that is what sells the house.  Also your texture person should have covered the pipes before spraying.  I would clean it up before showing it.  Good luck.

You have the right attitude.  Check and then re-check everything.  You got this and will move forward with more ammunition now.  I always check the building department when doing my due diligence.  Down here it is easy to find online if there are any building department case going on and it doesn't mean it can't be overcome with the knowledge up front.  Also becomes a negotiation point as well.
