Keep me in the loop as well. I have tried to make the Delray meet up but it's always on a Saturday. Unfortunately I only work on Saturday and Sunday each week so never was able to. Interested if on a weekday. I am off all week every week.

Rental market is strong in south Florida but tough to find one in the 100k range that doesn't need work. As Wayne has stated condo is your best bet if you can find one allowing short term rentals. Orlando may have something in that price range if you are looking for Disney area. Good hunting.

Benjamin, personally for all my flips the first thing I get is a rehab insurance policy. It is well worth the price and you are covered. I also pay cash and if I were you give him a shot and if need be pay him each day after the day's work. I have never had any problems and if you worry about everything that can happen get out of the business. It's a great business and you will learn with time and if you are serious you will prosper. Go for it. Be well!

I'm with Manolo and Fradel on this one. Give him a shot and try him out. Tell him you only need him for a few days and see what he can do. Good experience for you as well. I have used many persons in the past and have found that someone willing to do the work and performs well deserves a shot. As an aside if he works out you can use him from time to time. He may be on disability and can only work for cash. Good luck.

I will be finding out more soon. Just signed up today and have my consult on Thursday to get the rest of the story. I spoke to Marty Banks initially and will be getting my consult with a person named Zac who I have seen great reviews on. The price did go up however according to Marty to 3900.00 and he discounted it 500.00 because it is still on youtube with the lower amount. I will be asking lots of questions and excited to see what happens. They have stated that you can get a full refund up to 60 days if you are not happy with the process. Hoping for the best and looking into ways to invest the money to make money. Real estate is my number one but the market is tight here in south Florida with sellers asking for high prices.

With the technology we have today, good luck with cheating. Your tax returns will be a nightmare as well if your going to juggle rentals, etc. If I were you I would start house hacking with a duplex empty. Fix up the one unit and live in the other. You should also hold it for two years to avoid the capital gains tax if you sell it sooner. You could also keep the duplex. get a heloc on it and use that money to buy another one. Just my two cents.

He wants full control for the benefit of him financing the property. Owner finance is great but not if you lose full control and if you use his model there could be legal ramifications as well. I would find another way to finance it and remove him from the equation.
