Welcome to the site @Joseph Laguerre there are a lot of resources on the site, its a great place to get started. When you are ready to get out and learn from people doing things, there are a lot of great REI meetups in the area.

Multi-families are tough to find in Nova, there just isnt much inventory wise. What a lot of people end up doing is purchasing SFH and renting them out that way, either with a basement/in-law suite or some other arrangement. Of course you would want to check the local zonign codes, and laws, but people use this strategy all over since Multifamilies are almost non-existent.

Hey @Kelly Elizabeth Roger's group is the best. Our young investor meetup is comprised mostly of people that go to the Capital REI meetup, as a way for young investors to chat back and forth and help each other grow.

I completely agree with David Maddox there is more to being an agent than access to the properties. My brokerage and several others have 100% commission structures with no desk fees, no splits, great for investors. Beyond that, the purpose of a license is not only to learn the laws of being an agent, but to learn the business through and through. I learn so much from my investor clients by analyzing deals for them, understanding their financing and exit strategies, and the people part of the business. The people part of the business is the biggest part. In the end you have to do what makes sense for you and your goals, analyze your options, reach out to people that are where you want to be, or have learned what you want to learn.

Jared Dorvinen Yes the nova market is tough for multi-families. You can find some in Maryland, and maybe DC but I hear you on the commute to Fairfax. What a lot of people do in Nova, is purchase a single family and house hack it by renting out the basement, or other rooms in the house. You want to check with a lawyer before you do so to make sure it's a viable option for that particular unit, but this is how people get past the lack of multifamilies in the area. Damon R. Welcome to the site. I like the strategy, so many newbies try their hand at wholesaling (myself included) without a real understanding of how our local market works. I would consult a lawyer for advice on what licenses your business needed. I know several investors that are not licensed, they contract the work out. If you're looking to do the work yourself it might be a different story. Where will you be moving to? Each market within the DMV metro has its nuances. You will have a hard time finding multifamilies in NoVa, there just is not a large supply. DC/MD have some, but not many. Flipping is big all over DC, MD, and Va, price points vary depending on neighborhood and city.

Hey Kelly Elizabeth welcome to the site. I've learned a ton from BP, and have since made lasting connections which guided me to incredible mentor ship. I recommend becoming a sponge and learning as much as you can from the site. Once you have a good base layer of knowledge and understanding, go out and find some networking events! The best thing you can do is find a way to add value, that's how a mentor wants to teach us newbies. We're getting together a group of young and interested investors, both those looking to learn and those actively in real estate. I'll let you know when we decide on meeting times.
