You should know you never upset the wife
From the wife...................the video was in the moment it was not in the after.............we called and talked to oh.......your so called former business partner and he wanted us to invest more money that is when we decided not to persue so we did call but chose not to spend more money. AND my husband Charles is not one to sit back and want to close deals while sleeping as you put it..............he is the reason we are at we are today!!!!!! I am retiring by the end of the month which is what we had told you was in our plan when we visited with you in May of 2015 which had nothing to do with your help. He is also planning to retire in a year after we get more deals than we have now under our belt which had nothing to do with you. So how dare you say he wanted to do nothing but sit back and collect deals while sleeping. He has as well as I been working full time jobs as well as working this real estate business. So sorry if this has not been good for you. I don't understand after a year and a half how this has all come about. Other than the truth about spending money you didn't need to spend and to put money on deals instead of spending on someone like you that thinks they can teach you how to get rich off of real estate. We have figured it out all on our own!!!!!! Because as you said we did not use your coaching modules. WE ARE DOING GREAT!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Thank You and Wish all your students success!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Just want this to be example of not needing someone like you to get you where you need to be you can do this all on your own. Read books listen to podcasts which is what my husband does in his free time he has read 52 books this year already.........and has watch numerous podcasts you just need to use whats out there for free. It can be done!!!!!!! I am retiring the end of the year thanks to my husbands knowledge and he will be retiring the end of 2017.

- Jason, I had put you in the past and moved on. But looks like you want to bring it up again. You talk about a free session well that is just a trick to get someone to listen to your sales pitch. That ended up costing me $5000 plus a trip to Indianapolis to a so called master mind. Which was worthless. When we had our free session you told me I would have a deal by the time we finished the master mind. The blueprint was just as useless. That so called help in person cost $5000 so I real would rather not hear from you again. Oh by the way I am doing just fine in the note business. I have mortgage notes and also have created notes of my own. Just wish I would have used the money I spent on guru like you that live off people's dream to buy more notes and property. I learned more from here on Biggerpockets and reading books plus listening to free podcast. Some advice to anyone looking at guru course to please save your money and invest it in property.

Thanks Mark, But how does the existing mortgage that is part of the Subject-To apply to the UBIT. I still have to make payments on the existing note every month.

I have a question about UBIT and SoloK. I have a SoloK set up with a LLC and Checkbook control. I just purchased a house with Subject-To. I am having the repairs done by a third part. Will turn around and owner finance. How does UBIT effect me and this deal?

John, I have created 3 notes of property that I have owner financed. Is this what you are talking about or you talking about creating some other way.

Scott, what is your take on short term (24 month) first lien performing notes. Small investment good return. ($10,000 To $20,000)

I would go with Memphis Invest. I have worked with these guys and they are great to work with. Yes the properties are going to cost more but the quality of the property and tenants out weigh the cost factor. It is like pay me now or pay me later it is all in what is left at the end of the year.

Hoa fees were $150 per month. really killed cash-flow. End up selling with owner finance a positive cash-flow ever month.
