Does anyone have a spreadsheet that I can use to analyze a storage unit deal.

Thank you Stephen and Arnie, I have just started to want to get into the multi 5's and 6's plex.  Do you have any suggestions or where to start to look?  Is there a direct mail campaign? Any Brokers in Texas you can recommend?  Have you ever heard of a Legal Newspaper that would list tax sales?  May be able to pick up a single family that way.

I am looking to get into the multifamily market here in Texas.  Looking for 5 to 6 plex to start. What are the best source to find the off market Deals? I was told that tax liens may be a good place to start.  Contacting owner before sale.  Was also subjected that I find a Legal newspaper,  something I have never run across. I would appreciate any and all feedback. 

 After posting this I spoke to the company and they were very helpful and helped me resolve my issue with one of their affiliates very quickly. I look forward to continuing to learn from them.

Thanks, but I did find a couple, bought them and turned around and sold with owner finance. Buying condos with the HOA fees really is not a good cash flow move. Don't think I will be doing that again. The owner finance is working. I have created cash flow
