A lot of people are learning how to flip a property with little to no money (wholesaling) but have no idea of ways to BUY real estate with little to no money involved! Come learn another strategy to add to your repertoire of options when buying real estate! The more strategies that you know when it comes to buying and selling real estate, the better off you will be to handle the different properties that you come across.
"Subject-To" is a creative way of purchasing real estate where the real estate investor takes title to and possession of the property but the existing loan stays in the name of the seller. This allows the investor to now be in control of the property and make the mortgage payments on the seller's existing mortgage. This is also referred to as "Subject-To" the existing financing.
Robert Reed Sr., whom many of you have learned from and met before at our meetings, has over 30 years experience as an active real estate investor and over 25 years as an active real estate broker. Throughout his experience he has owned and controlled in excess of 300 houses through strategies such as flipping, buying subject-to, selling with lease options, etc. His creativity continues to impress and allows him to extract the deals that many overlook or simply do not see! Come prepared to learn from a local and experienced investor who actively buys properties subject-to the existing mortgages.
Doors open at 6:00PM and the meeting will start at 6:30PM. If you have business cards, bring them! There will be plenty of opportunities to learn, network and share local deals.
Starting in January of 2019, the Northshore REIA has a few changes. First off, thanks to our growing list of sponsors our meetings will now be FREE to attend. Our goal is provide education that is coupled with actionable steps and networking opportunities at our meet ups without any pressure of a sales pitch. Look on Meetup.com to see if investors are meeting closer to you. Ultimately something close to you is ideal, in my opinion. You could even start a meet up in your area if it is big enough and there isn't one. Great job on moving along on the podcasts!

Additionally I would add that if there is a way to add the back rent as a part of the selling price, then possibly could get it that way to continue with the sale. The new owner should have footing to collect past due rent but I would have to revisit that topic with my counsel to confirm.
