I use Bob Norton out of the Northshore area. He is a real estate broker, investor and CPA/Accountant. He's very active in my local REIA and was the first CPA who knew what some of my creative strategies were! He's been super helpful!

For June, we will be discussing how you analyze if something is a deal or not and we will go over some negotiating tips. Deals are not easy to come by and the lingo "investment deal" gets thrown around frequently. Want to learn how to analyze if a property is a deal? Come join us!

Deal or No Deal: Have a specific deal you are looking at? Bring the numbers as we will be using some examples to digest as a group. Please bring the following data if you'd like to get your deal analyzed:

1. What the retail value of the property is if it is in excellent, retail condition. Based on MLS comps if possible.

2. What the estimated repairs of the property are to get it into either excellent retail condition or rental condition depending on your exit strategy.

3. What market value rent is for that size property.

4. IF a rental - what the estimated expenses paid by the owner will be (landlord policy insurance, property taxes, flood insurance if applicable, who pays the utilities, who cuts grass, who pays for trash, etc).

Im from Pearl River County but currently living in Northern California. We have just now positioned ourselves to be able to buy our first property. Ideally we are looking for at least a duplex and have been looking in the Hattiesburg and Mobile areas. I come back to the area 2-3 times a year, maybe sometime we can meet up for coffee or something and chat.

Although there are many options (Wholesaling, Bond for Deed, Lease Purchase, Subject To, Seller Carry Back, etc) we will be focusing on Wholesaling and Bond for Deed. @Michael Babin hey Michael! I live in Slidell, invest on the Northshore and run the local REIA. There are REIAs in Hattiesburg too in case you aren't aware. Great place to find contacts.
