Hello BP Community!

I'll jump right in: I would like my first deal to be a duplex/triplex (or even 4-plex) that I can use an FHA loan to purchase, and live in one unit while I rent the others out. I would like to use OPM for the down payment, so that going forward it might be easier to get others to invest in me. I am 22 years old and I have a 50+ hour/week job.

Finding investors on a first deal is not the easiest thing in the world. But what I'm struggling to understand is, once I find investors, how do I manage to pay them back, plus interest, in a relatively short time period? How does that even work, or how has it worked for you on your first deals? I have many other questions, but I wanted to throw this one out first. Help a newbie out! Thanks!

Hey all. I am re-reading Kiyosaki's book "Retire Young, Retire Rich," and I am looking at the part where he suggests hiring a bookkeeper. I am just getting started in real estate (and by that I mean I am formulating my plan to by my first house/investment property), and I don't feel the need just yet to go outsource my bookkeeping. I budget using Excel, and watch my bank financial statements, etc. So my question is, how can I organize my financial life in a way that will benefit me down the road (ie. when I talk to banks and private lenders)? Is there a way to form all that into something presentable (without using Quickbooks)? What does/would that even look like? Thanks in advance, everyone - any advice at all is welcome.

Hey y'all! My name is Caleb Griffin and I'm fairly new here to the BP community. I found out about it through an outside webpage that gave me Brandon's book as a top read in the real estate category; I snagged it on Audible and listened to it within a couple days! Really excited to be here and learn as much as I can from you all.

I have been interested in real estate investing for years, but never really thought it was something feasible until later in my life. Then I found this awesome place, and I was thrilled to find out I could start much earlier than I thought! I work a full-time job that pays pretty well, so my plan right now is to save as much as I can - either to have a cushion if I use OPM to fund my first investment, or to pay cash upfront. I am interested in both flips and buy & holds, so I am researching what might be the best option for me to start out with (leaning towards buy & hold currently).

There's plenty more to talk about, and I am all ears for any tips, advice or comments! Like I said, I am excited to learn! While I am saving up cash, experience and knowledge are what I am looking for. Thank you for your time, talk to y'all soon!
