@Clint Farlinger I think your mistaken. According to my research, WI requires an LLC doing business in the state to have a registered agent in WI. NOT a license thru the dept of safety and professional services. If you have found different information, I would love to look thru it.

Does anyone have any reviews on Bluefrog Property Management? They service the Green Bay, Appleton, Menasha, Oshkosh, Fond du lac and Campbellsport markets.  There are only a hand full of reviews on google.

@Scott Schultz  has it right on the money, I have stabilized a few homes and I would not hesitate to to drywall around those beams.

Have you had a chance to view this park yet? I feel like I have viewed the same park your are looking to purchase.  If that is the case, I am unsure where you have gotten that the park is priced accordingly.  If you could, please enlighten us with a few numbers as how this is priced within reason.

Agreed with frank, that 4 bed should be 750 on the low side, to 900 on high side, depending on location/ unit finishes / type of tenant. I do not have much experience getting tenants with the transaction as most of my purchases are REO. But you can walk a fine line with the rent increases, Maybe do a staggered system. Minor increase now, then a bigger one in 6 months. This gives you immediate cash and less risk and time to search for a new tenant if this one decides to leave.

As for cash flow, Most the principals and cash flow analysis that is spread thru this forum can be very low and misleading.  I have a very strict cash flow analysis that is very short on my amortization schedule with a very high cash flow.  Everyone needs to create a system that works with THEIR risk tolerance, not someone elses.
