I had a developer a few years back tell me to keep doing flips. Margins are better for me, less risk imo. The question really depends on your area and your personal strengths.
We could also discuss whats better, chocolate or vanilla??...... Its really the same debate in my eyes.

I had mine custom cut in fdl wi at manwske welding. I dont remember the cost off hand, But it was alot cheaper than I thought it would be. If needed i could look back in my file as for cost.

I steer away from flat top stoves, I have 38 units in the FDL area. Once you see what a tenant can do to a flat top stove it is not worth the extra money. I work with my LOCAL applaince store and he repairs stoves and frigs that get removed from peoples homes when new ones are delivered. Great way to save a few bucks and have good quality things in place. I usually do white, tend to find more deals in white for me atleast.

I have a brick and mortar office building, But am in the process of handing all my rental units over to local property manager. I wanna focus on purchasing more properties instead. I travel between Florida and Wisconsin on a regular basis. I don't always have time to pick up my mail, Office is not staffed, mailing address only at the moment.
Any recommendations for virtual mailbox companies? or horror stories :) ?

Are you sure the sellers mortgage is able to be assumed? In my experience trying to assume a non assumable mortgage will automatically trigger a "due on sale" clause in the sellers mortgage.

Welcome, glad to see your starting young. I bought my first duplex while living in my parents basement at age 20. I now have 38 income producing units at age 34. Keep reading and learning, education is the key and no one can take it away from you.

leave the one in the light and install a GFI breaker in the panel. the oulet is then gfi protected and you meet your requirement. Gfi breaker is about 50-$75.

Welcome, I think it is a very common goal to have enough "mailbox money" to be able to live in subtropic type place. It is a common goal of mine. Lots of good info on this forum. I am new to the forum as well, just not new to real estate.
