I have 9 doors in Denver/WI and have done short term, medium term, long term, rent by the room and I’m currently house hacking while renting out my basement and cut my mortgage in half. I’d be happy to share my experience and perspective on the current market and some tips on looking for multi family units.

the leases would need to be specific that they are only a portion of the home (Basement) and upstairs. We would NOT need to order a 1007 market rent report if we had either:

1st months rent and security deposit

2 months of rent deposits (canceled checks)

If it's a departing residence we could only use rental income to offset monthly payment (we couldn't use extra income if 75% of the lease was 3,000 and mortgage was only $2,500 I couldn't give $500 of income to boost DTI unless he has moved out of the home for some time and we have 1 year of history of being a landlord (which it sounds like we do, just not sure if he's just moving out of this home).

I am an investor friendly agent in Denver and also an investor myself. I have 9 doors and have done rent by room, medium term rentals, long term rentals, short term rentals, arbitrage and recently a wholesale deal. I’m currently working on getting a flip as well.

My main focus and passion though is helping people get started and getting that first investment property.

Congrats on getting your license. This is not an easy market for investors or agents so you are not alone.

I was in your same shoes 4 years ago, new agent and wanted to learn how to invest for myself. I joined a team and surrounded myself with people that were crushing it as agents and investing for themselves. That was the best decision I made.

I’ve gone from having 3 doors to 9 doors and have done 70 transactions in a little over 3 years. I’d be happy to grab coffee and chat more.
