QNB Bank as well...I recently pulled money out of a few rentals through them. They were easy to work with although they do have a sort of probationary period where you have to get everything approved with them. Kind of annoying, but not sure if this is typical or not until the relationship is built. Good luck!

Yeah...I also have to pay that tax since all the property is under my name. Not sure what is the best route to avoid this.

@JT Williamson I am interested in this as well. I've heard an LLC is a great form or protection but wasn't sure if I would limit deals that could come my way. I've read on this, but am still a bit confused. Here's a blog post to get you started:

Hello @Jeff Rabinowitz, thanks for the response. Up until recently, I've done all of my flips with my own funds and funds I've acquired through lines of credit. I've never really networked too much. I understand now this was a big mistake on my part - which led me to Bigger Pockets which helped me find my hard money lender and which hopefully will lead me to a better rate through another potential lender/investor/company. I hesitate to involve family with money matters even though a lending partnership could potentially benefit both sides -  I just prefer to keep that separate. To answer your question, I've only posted my question on Bigger Pockets today. Who would you recommend I speak with?

I was thinking something along the lines of 8-10% interest with loans lasting anywhere between 6-9 months (although, typically less). Does that sound reasonable in your experience? I welcome any advice and appreciate the time you've given me.

Hey guys! I hope all is well...was hoping to get some help or leads in regards to finding a private lender or some direction on a personal line of credit to extend my reach with my flips. I've flipped properties for 10+ years and I have a credit score above 700 (I think in the 720's). I do have a hard money lender I work with but was hoping to find another option at a better rate. Thanks in advance for any help!
