Hi @Paulette Midgette, @Rafael Floresta,
What about areas such as Roxborough or Manayunk? They may not be up and coming but are they good places to purchase properties?

Thanks @Brian Karlow @Brie Schmidt
So basically I just need to see the condition of the property and base my assumptions on what the assessor tells me.

Hi All,
I am doing an analysis on a property. The property is worth between $360k-$430k. They want $480k.
I am trying to calculate repair expenses. They are saying that repairs are $1000 a year. I do not believe that the case especially on a property that is almost 90 years old. Anyway! My question is this:
On a property that sells for $430,000 and rents for 45k a year, am I really going to be spending $4500 on repairs/maintenance on a yearly basis? I understand that you never know when a roof or a furnace or other such CapEx will occur. Is this number more for me to make sure I put it aside for that event? Or am I really going to be spending $375 a month on repairs/maintenance?
Considering his $1000 statement (I will need to verify) against my $4,500, it really throws the numbers into whack.
Thanks for the info, @Rob Beland
Thanks for the responses, guys!
Hi All,
I am looking at a few proforma's with my agent and I noticed that they are all missing the repairs and maintenance items. I asked him about this and he said that its not something that is usually included in duplex and triplexes but when we put an offer it will be showed in the sellers disclosure.
The reason I am looking for this now is to see what the actual expenses are for the year so I can make an offer on one of them.
What is the standard procedure for duplexes/triplexes? Is he correct?
I'm working with a Buyer's Agent and he is working with the sellers agents.
Hi All,
How long does it typically take to get a Pro Forma? I have requested to see a Pro Forma for about 5 properties. It has been over a week and I still have not received one. Does it typically take this long? Is there an average response time?
Thanks in advance.
Thanks Charlie, Greg.
Greg, is there a site for Multi Family Units?
