Nothing as of yet. I called the appellate division to check on the status of his appeal and they told me to file a "notice of motion to accelerate appeal" so that was done. I also have court on the 24th regarding the harassment charges he filed on me. I may have to postpone that as I have to make a trip to texas for work soon. I will update everyone afterwards.

My realtor actually lets me know when things are for sale that are owned by an estate or have liens on them. This property was actually both; it had liens and was about to be lost to back taxes and was owned by several people from an estate.
You can read my other thread about my squatter to see why I ultimately got it cheap. Once I have this situation worked out it will be a nice property. If I don't end up building on it I will still make a profit through subdividing and selling.

Welcome! I am in south jersey as well. I recently picked up a 6 acre lot in Franklinville that I am working on subdividing so I can put up a few modular houses. Modulars are a great way to go, in my opinion. I live in one and they are so well built.

What part of south jersey is the duplex located? I have one in Salem that I paid $20k for (needed rehab, 3 bed 1 bath units). I am in it about $75k with two new heaters, new electric one side, new plumbing on both and a new roof. Obviously Salem isn't the best area but South Jersey has a wide range of neighborhoods (ie: Cherry Hill vs Camden).

I understand that. I just cant help but feel defeated. I sure hope my 4th deal (when the time comes) goes semi smooth, I sure could use a break. lol

I do not think he has the money for a generator, but I also thought I had rights as a property owner and was dead wrong so who knows.
I have not read that thread yet. I have been avoiding it because I know I will relate to the frustration. I try to keep this situation out of my head as much as possible because it keeps me awake at night. I am also dealing with a lousy contractor on my duplex and I am at my wits end with people right now. I'm trying to hold on to the hope I have for my real estate career but not one thing I have done has been even remotely easy.

As of now, no. The township is making the father go to court over the fact he didn't remove the extension cord. I also let them know about the other son living in the trailer. These people already hate me so I can already count on a fight come subdivision time. I believe the township clerk said that court is next month sometime.
As for the appeal the squatter filed, that is still idling. I stopped by the county clerk earlier this week and she said there is really nothing I can do, it is just a waiting game now. I am contemplating suing the father for something to the tune of "enabling a squatter" or something. I expect no real outcome from it but I am hoping that the lawsuit paperwork will scare him into telling his son to beat it. Still debating that one.

Looks about the right height for a railing. Even just a small section such as for an elderly person to hold on to while unlocking the door? Use one of those white blocks and screw the railing into that.

Liberty mutual said they would not be able to insure my duplex. It is in an LLC name so it had to be a commercial policy. I am insured through Fidelity and pay just under $2k with $700k replacement cost (3500 sq ft so $200/ft is right on).

Yes, it is a good opportunity to get some cashflow. My building is under reno right now but I have been debating section 8 here because it wont be negatively effecting the neighborhood. I picked up my duplex for $20k and I am putting about $50k into it. This is mostly because the 3 story barn style roof needed to be replaced, plywood and all. While I had people in the air I did all new soffit, capping, and gutters so I wouldn't have to touch it again. I plan on doing a refi cash out and having no money in the deal when im done.
