I purchased a property with a boarded up shed on it. No big deal, I go ahead and close and then bring my machine there to knock down the shed. Surprise, a squatter is living in there. A PROFESSIONAL squatter at that. Took me a year worth of court battles and dumb luck of him being arrested for something else for me to be able to tear the shed down. I will ALWAYS spend the money on a lawyer now. Feel free to search for my thread on the squatter....

I have never had much luck with the habitat for humanity thing. I've found that I wasted too much time driving between them only to find sets of cabinets that were missing something or special order items that rarely worked for me. I did score a case of 30 or so brand new doorknobs for next to nothing, so that was cool.
Here are my suggestions:
Countertops: Imperial Design in Gloucester City. They were priced right and very quick. Excellent quality. I've only gotten formica from them, but I'm sure they do just as great a job with granite.
Appliances: If you want a package I have always found Home Depot/Lowes had the best package pricing. If you need a piece here and there you can usually pick up something in the clearance section there for dirt cheap.
Flooring: Again, I've use home depot/lowes. I have them install carpet but always did the hardwood/tile/laminate install myself.
HVAC equipment: I used ACE plumbing in Vineland to buy the material. You get the 3.5% sales tax rate there. I also picked up tankless water heaters from them.
As far as contractor, I have one that I used but he is not the cheapest. I have gone the route of cheap contractor and paid for it in the end. I can send you the name of the contractor if you would like. They are located in Williamstown and always show up and do great work.

Anyone here have a rental that got flooded last night/today? Looks like greenspoint got the worst of it. People are floating their stuff on air mattresses and in fridges. Sad to see.

I found a local bank in NJ that gave me a maximum dollar amount for total amount of mortgage debt instead of number of mortgages. There is probably a local bank to you that can do the same thing.

I recently used Imperial Design in Gloucester City for formica countertops. I didn't ask if they did granite, but I would assume they do. They did an absolutely phenomenal job and I would use them again if I hadn't just moved out of state.

Hi Trey, I just moved here from Nj. I was planning on doing multi family buy and holds but since being here I think I may go with a single family brrrr strategy. I feel the single family is easier to liquidate in a market such as this one if it happens to get this bad again.
Plus I love rehab so this strategy should keep me content for the time being.

Hi everyone, I am relocating to Conroe Tx. I am looking for an investor friendly bank that writes mortgages in house (my current credit union in NJ has stopped).
I currently have 3 mortgages, so I'll be hitting magical number 4 soon after my move and need to get creative unless the lender is more lax. Looking for any recommendations. Thanks!!
