Hey Everyone,

I am currently reviewing a contract/offer and would love a set of legal eyes on it before I sign anything. If anyone has investor friendly real estate attorneys that they would recommend I reach out to specializing specifically in the Baltimore, Maryland area I would really appreciate it! @Ozzy Sirimsi thanks for your input do you think that single family homes cashflowing well would be a smarter choice given your feedback....if you currently have properties of your own...what is your current strategy in regards to this market?

Hey everyone! I recently moved to the Washington, DC area about 2 months ago and looking to buy and hold real estate in the neighboring city of Baltimore within the next 6 or less (with the right deal) months. My price range is very modest ( 50k - 200k  range) being that I am a green and conservative investor as a result of this. I am mainly looking for multi family  or single family properties  in B- and above areas where vacancy rates are low, properties are not only in my price range but more importantly cashflow well ($300+/ month).  For me, cash-flow is king but appreciation is certainly an added bonus. If you are a seasoned investor friendly real estate agent or know of any season investor friendly agents that are extremely knowledgeable in the Baltimore market please feel free to message me as i'm super excited to dig into the Baltimore Market. 

@Aaron Cavazos Thanks for your insight, i figured that it would be a bit difficult to buy up front ( i do like your idea of renting out a basement), but i'm willing to put in work to find those off market properties...do you know of an investor friendly agent that can provide access to properties?

HI Guys,

I finally made a decision to make the move to Washington DC in two months, I am really looking to buy a duplex or triplex that is "relatively" inexpensive ( my budget is around the 300k range I know that this could be a  tall order being that the market isn't only hot but the location is a bit more of the expensive markets. I would love to house hack for a year or two and rinse and repeat. Please keep in mind that i am open to surrounding areas if that 300k price point is unattainable, I also don't mind looking into c+ (up and coming) areas either.  I would love to connect with experienced real estate investors and investor friendly real estate agents that could give a me a few pointers breaking into this market! 

I will be potentially moving to the Atlanta area this coming February and really interested in house hacking a multifamily. I would love to start analyzing properties/areas in that region now to gain a better sense of what i'll be up against. As a result, I'm looking for an investor-friendly (experienced) real estate agent who really understands this market that could share their experiences and provide access to the MLS where i can begin my search. Looking forward to connecting!

@Regginald Lewis I'm also a newer investor interested in the Atlanta market.  I would love to connect with you as far as the inventory in the Atlanta area. I potentially will be relocating from New York to Atlanta next February...and would love to get a head start on analyzing the deals in this area.

Single Family Home located in Monroe County (roycroft drive)

Purchase Price $39,900

Taxes - around  $1500

House looks like it needs minimal work

siding - about $2k

painting  - $1500

landscaping - $400

property management - $100

utilities - occupant pays

cap ex - $60
