fundaflip.com it is Cam Dunlap's site and it is legit and he does fund the deal. There are legal ways to get around assigning a REO contract.

@Percy Yarleque You are not going to like my answer but you are not close to how you need to handle this.  I have done over 40 Sub to deals.  You NEED to take title when you begin payments unless you are doing a lease option.  Feel free to PM me.

Guys this can be interrupted as Equity Skimming!  There is NO WAY I will sell a house back to or even rent a house to the previous owner.

I am going to offer a different strategy since this is your first rehab.  Have you though about a prehab?  I would clean out the house put a new roof on it and then wholesale it. 

@Craig Moore you are on the right track.  DO not leverage your properties.  I survived 2009, 2010 and 2011 because my properties were not leveraged.  The secret to paying them off fast is owner financed zero or near zero mortgages.  Most of my homes have or will pay off in less than 8 years.

@Adam Adams I use the contractors edition. software. I love how easy it is to share with my accountant and track all cost and very easy to cut checks.

How much will the house rent for?  What are the taxes and insurance?
