No it is not what you should expect.  I have several rentals (that I self manage) and the military are my best renters. First of all it sounds like your PM is doing a terrible job of screening applicants.  Second your location is not ideal.  Oak Grove is not nearly as desirable as Clarksville due primarily to the school systems.  Why didn't your PM contact your first renters First Sargent when they were not paying? 

Just take the house subject to the mortgage.

I personally fund my own projects but i have an associate that closed on a deal with them today and they were very please with them.

@Jimmy Holman you will need to call the codes department to confirm that the lot is zoned for multi family.  The current mortgage holder my be willing to release the property depending on how much equity you have it is highly unlikely.  

Hendersonville is a HOT market right now.
