I would ask the painter if he will do it.  I am in the central florida market and my painter does it for me.

@Account Closed You simply put the house in a land trust then you sell the beneficial interest of the trust.

@Armand Farr After over 50 deals in I never make an offer on the spot.  I simply tell the seller that "I need to go back and do my research and crunch some numbers so that I can make the best offer possible and I will get back to them within 24 hours."

@Steve Vaughan I agree with you 100%! There is no way I am taking my house off the market for $10.  If you are a serious investor you should have no problem coming up with 20% and a solid proof of funds letter!

@Dylan Falso You need to find the deals that others can't. You are typically not going to find wholesale deals on the MLS. I rarely wholesale because I have the funds and private lenders to flip and buy and hold. When my plate is full and I have more deals than time I will wholesale. The 2 main components of wholesaling are marketing and having a good buyers list to flip the deal to.
