Mack,

I invested in my education with Boot Camps and a Mentor.  I did not have to give up half of my deal I simply paid a flat fee of 8K.  I would not change a thing.  I have done 44 deals since then 37 months ago.  Glad to help in anyway I can.

Patrick, you need to do a repair budget, find out what the after repair value of the house is and if it is a deal get it under contract.  ckbgroup@aol if I can help

Tess,

I have 18 houses that are considered nice rentals (not on the high end but average).  I wait until I am ready to sell before I put in nicer upgrades.  You have to consider the amount of rent increase vs. upgrades.  Example if you spend $4K in upgrades and the rent goes up $200 per month it will take you 20 months to get your money back.

I currently own 15 properties purchased from out of state owners. Simply email the contract have them notarize when they sign
