I would reach out to your CPA and see what they would suggest if this owner was their client and you can present the owner with the solution (if any) but make sure they speak to their accountant prior to doing anything. Seller financing might be more appealing to them if you can come up with a solid down payment. Many sellers avoid owner financing because they want to reinvest the proceeds right away and/or the buyer is trying to purchase it with a minimal down payment which does not look serious to the seller.

I would ask other local investors, who own similar properties, and see who they use. Referrals are usually the best way. I have also called/contacted a number of local independent agents when I had a property that was harder to insure.

If there is an inspection; I would request that they turn on the utilities, in their name. If not, you need to make an assumption that some items are not working correctly and work that into your reserve / budget.

I would consult an attorney. In most cases, you will not be able to collect from a tenant that does this type of damage. If you get a judgement, you still need to collect it. See what your attorney suggests.

Have you consulted/hired an attorney? I personally always hire an attorney for evictions; they have more experience and will be able to guide you through the process and manage your expectations and timeframes.

You can house hack 2-4 units with a FHA loan at 3.5%. Certain local banks and credit unions will lend 80% LTV. Hard money lenders and bridge lenders will also lend 80%+ LTV.

As Mike mentioned a revocable trust does not provide any asset protection. My wife and I setup our asset protection structure a while back; DM me and I can explain what we did. I am not an attorney.
