There are no doc lenders out there that will finance your deal without the requirement of a W2. The drawback is that the rates are about 2%-4% higher than a conventional loan. Speak to your broker first to see if they have any of these options available.

I would definitely speak to your attorney prior to signing any lease. They might have a special agreement for the tenant to sign and/or have you added onto the tenant's insurance policy.

There are banks and lenders that will lend to foreign investors but usually the rate is slightly higher and the down payment required is higher. You might be able to lower the down payment requirement with a private lender or with seller financing. I have a couple foreign partners that buy in the US; DM ME and I can send you the lenders that they have used.

I am not an attorney.

LLCs are a good first step but as the name states they are limited. A solid asset protection plan should have a trust component to it. We setup an in depth asset protection plan years back and happy to discuss; DM me.

Have you reached out to any local banks or credit unions? Usually local lenders are the best to engage when financing unique acquisitions; such as a portfolio.

Do you have a real estate attorney that is familiar with seller financing? I would suggest having an attorney review your deal and draft the owner financing contract.
