Typically, property managers we work with will charge a percentage of rent and then charge hourly for handymen. If the property is larger, the percentage will be less but the owner is now covering salaries for on-site personnel. I have a partner with a 60 unit property who pays 6%; this is considered high for this size of property however, the property manager provides the owner with an onsite handyman for 2 days a week at no additional cost. It really depends on what works best for your firm and your clients.

Agency debt (Fannie and Freddie) are considered the gold standard of financing. This is usually because it has some of the longest fixed rate terms and it allows investors to cash out a large portion of their equity once the property is stabilized. These loans are also non-recourse.

You say this is an investment property; is AMEX / Rocket Mortgage doing the promotion for investors or homeowners? The monthly payment will be higher on the refinance; is this what you want? Most investors want fixed debt (which you have) with the lowest monthly payment. I would work to add some value to the property over the next few years and then refinance out a portion of the equity you have created to reinvest.

You could refinance it with another private lender but I would try to get a little longer of a term from the seller; maybe 2-3 years and then focus on adding value to the property. The more value you add, the lower the LTV will be on the refinance and the less risky it is for the lender. Usually, the less risky it is, the more lenders you will find for it and hopefully with better terms.

I have found that most landlords (selling properties under 5 units) wait until they have a serious buyer before informing their tenants. Usually, this is done right before a walkthrough since they need to get into their unit. I wouldn't rock the boat until you need to. Make sure you add to the listing that potential buyers should not disturb tenants or walk on the grounds etc.
