I was having problems with neighborhood kids entering a vacant apartment building that I am rehabbing. Purchased fake security cameras, signs and motion activated flood lights did the trick for me. No more intruders!

Rent in Mexico, do not buy. Invest your money somewhere else. Sadly, the political, economic and social situation in that beautiful country is getting worst everyday.
I'm writing this because I still own properties, great properties there and have been liquidating assets before it's too late. The current ruling political party is ruining everything!

Did you find a tenant yet?
I do recommend a "For Rent" sign on the front lawn because many people drive around areas that they like searching for a home to rent. That's what I do when looking for properties to buy.
Search online ads for homes from $1300 to $1700 and as yourself which one is more attractive than yours. Which one would you prefer? That will give you a better idea of the price point where you need to be. It's the human factor more than the statistics.

I've noticed that in my area there are very few furnished apartments for rent. Since I recently purchased a very nice condominium in a great neighborhood that I will only use for 6-8 months, I am exploring renting it furnished for terms of 3,6, 9 or 12 months. I would be including everything that a small family, couple or single person needs, such as linens, kitchen gadgets, utensils, etc.
I have around $10,000 invested in all the furnishings and believe that I can get an extra $400/month. I cannot rent via Airbnb, because the HOA does not allow it.
What are your thoughs?

I could not care less if a REA has one or 1,000 tatoos. What I DO want is agents that actually answer the phone and/or text messages and care about the responsibility they have with the sellers that they represent.
I've been looking for a home for my family for a week now. I drive around the areas that I like, street by street in search of FSBO, listed properties or distressed houses. 90% of the time, listing agents do not answer the phone or reply to texts. This is extremely frustrating!

Here's what I just did with a 7-plex that I'm finishing this week. I bought 6 solar powered security lights with motion sensors. I paid around $20 bucks each in Amazon. All you need is two screws and you are done. No big deal and make your tenant happy.

I am NOT a lawyers, so I will just tell you what I´ve been doing:
1. I opened a Wyoming LLC which is a holding company. The cost is around $300 and you can do it online. Pretty basic stuff if you will be the sole owner.
2. Then the Wyoming LLC opens one LLC per property purchased.
3. I also have another LLC that manages repairs, collections, etc and charges the other LLCs for that work. This LLC pays me a small salary from the money it charges the other LLCs for maintenance, management, etc.
