Good feedback here all, things are still pretty competitive here in greater Los Angeles with multiple offers on good deals. If the numbers are even close to breaking even or meeting their monthly payment goals at current interest rates, buyers should be ecstatic!

Sacramento does have some pockets to explore. Keep in mind the lower down payment, the harder it will be to cash flow off the bat. This said, I have agents on my team that specialize in investment properties, who can advise you further on the best strategy, if interested. Hope this helps!

Lots of great feedback here already. If I can add anything it would be to get a good understanding of how real estate negotiations work as well as talking to a few local to the market you're interested in-agents. In some states, the listing agent cannot represent the buyer in my understanding. Even if you have a buyer agent represent you in your first couple of deals, it's best to ask them to walk you through the buying/negotiation process before jumping in. The last thing you want is the pressure to make last minute decisions during the escrow process. Hope this helps!

If the numbers pencil out at $605k, crack open a beer and enjoy your new investment. It sounds like you'll be adding value to the property as well by adding an additional unit at some point. Truthfully, the difference in mortgage payment/taxes will be minimal from 575k to 605k. Congrats!

Hey @Marcus Tam, great question. A popular way to split the billing with installing any equipment is called RUBS, ratio utility billing system. If you google it, there are companies that can manage it for you or you can likely setup a system of your own depending on the work you want to put in.
