Hi @Jeff Eames,

There is a lot of good advice here already. Some of what you're asking about is subjective, but having lived in the area for 15 years, I'd say to look further North and East depending on your strategy, capital, and goals. If I were to add anything to your list of places to check out, I'd say El Sereno, Lincoln Heights, and around Cal State LA. There are more insights, but lets talk if you're interested.

@Jon is correct. There are specific reasons and guidelines that must be followed for evictions. With moratoriums put in place due to covid, many of these are more strict, unfortunately.

Hey @Azar Pate,

Any of them should do as they typically have access to the same on market listings. To get access you'll need a DRE#, which means passing the real estate exam. Then you join the board of the MLS you choose. You can even join multiple MLS boards if you want, but you'll have to pay for each membership. Honestly, joining 1 should suffice.

Hi @Christopher Sarkissian, I can feel the excitement in your message. Congrats on getting into Law School. Joe is right that "diving in" may be a distraction from what seems like a large obligation to school. However, if you get your team together and trust their guidance it could be a stepping stone into a larger investing career. Team being; agent(deal finder), property management, contractor, and lender. Best of luck!

Thanks for sharing your situation and best of luck getting your offer accepted! 

All-in-all, it sounds like a good plan if you are both considering holding this property long term. However, at the moment, if you add an ADU to a duplex it will not qualify for conventional financing in the future. Again, this isn't an issue if you plan to hold the property long term. If you are planning to refinance or sell to a financed buyer in the future there could be issues since conventional lenders won't lend on a duplex with an ADU.

Hi @Tony Kim, you have good advice here. The only thing I would reinforce is whether you trust your agent. Like Chris said, since you asked, you are probably not confident that your agent will represent both sides well. Perhaps you request your agent uses their manager as the representative for the buyer so you have another seemingly experienced/ethical party maintaining some separation. My last note is this, many buyers do attend open houses with agents. Some buyers even think it's to their advantage to work with the listing agent. All cases are different, but it all comes back to trust.

Hi @Thomas Corey, you have great feedback here already, but if I can add anything, it would be to consider your exit strategy for this property. I say this because if you convert your assessed duplex into a triplex, future financing may be an obstacle unless you get the proper rezoning/reassessment completed. 

If you're planning to hold long term and pass along to your heirs, enjoy possible cash flow, without refinancing, this becomes less concerning.
