- I allow up to 20 people to apply, before i select. 

- I do one day of an open house and choose the most qualified to my standards.

I got burned buying REITs back in 2006, so given where we are in the market cycle, I'm personally not a fan.

In what ways did you lose? Can you please elaborate... They are required to PAY you a dividend forever... Am i Right?

- When buying an investment property... Do you prefer to buy detached homes or homes that are in the middle of the row of houses?

- Is there any data on this, i feel as if the homes that have neighbors connected on both sides are WORSE than having only one neighbor attached...

When communicating with tenants, what are your favorite apps?

In what case, have you held security deposit (Kept It, instead of giving it back)

Can i withhold the deposit, if they have broken the lease in any way or form? ( late rent payments.... Damages.....)

If you are in an area where folks wear smooth soled boots and dress shoes ok, but if its a sneakers type of an area, look at your floors carefully.

I do not think it added anything to the house's value wise. Where I live now the POA required it for where I park my boat trailer. But I have blacktop around that area in the pathway to the front door to avoid ruining the hardwood floors. The gravel has to have more added every 4 years or so. Mine is not even driven on much, maybe 4-8 times a year moving the boat seasonally and to service it, but the rain and snow do take their toll on the surface.
