Post: Cash out refi for VA available in TX?

My friend bought her house on a VA loan in Texas. She wanted to do a cash out refi and a lender told her that cash out refi for VA loans aren't possible in Texas. Can anyone verify this or give info on how to going about doing it if it is possible? Thanks!

My 9-5 job didn't pay well so I did 2-3 side hustles to save up cash for an FHA loan and bought a townhouse for myself, with the ~$4-5k I saved. I didnt have real estate investing at that time, just wanted to buy a house for me. This year I'm set on investing and did a cash out refi to get out of my current FHA loan (and am doing 3 side hustles this year too in addition to my 9-5) to get a second SFH with an FHA 203k loan. I made an offer and am waiting to hear back but I feel like I'm getting a good team (realtor, lender who underwrites 203k loans and contractor) together so far. Fingers crossed the deal goes through!

I'm still looking for contractors but my lender can "approve" contractors for the 203k loan so I'm not limited to who I can use for my next purchase.

I'm buying a property that needs some repairs and using an FHA 203k loan to purchase home & make the repairs. My lender said I need to use an approved 203k contractor but I was only able to find one contractor in San Antonio. Does anyone have any other referrals or used a 203k loan before that has some feedback about using this type of loan? Thanks!
