A new venture in real estate when the kids leave home, sounds like fun to me :-) 

I personally haven't done it, but I've heard countless stories from people who have. 

I would find a contract on BP in the FilePlace. Take that to a RE attorney in your area, pay them to help you make your own contract, then handle business worry free. 

I would have for you to get caught up in some type of crack that you didn't see.

True they are. Most of the information that will be extremely valuable is estimating rehab costs and possibly estimating the values of homes so you know what to offer sellers.
