Hi @Steven Coppola, like many others have said, the demand for rentals varies by area, but overall, there will always be people who aren't cut out for homeownership, whether they financially cannot or they don't want to. Many people enjoy renting as it provides more flexibility and a fixed cost as they can move whenever they choose to and do not get hit with the large expenses that homeowners do.

Balloon Loan? I'd just be careful to guarantee you can have the funds to meet the requirements of the contract.

Thank you everyone, this is something that I have thought about, although it doesn't apply to my life currently. This question was initially proposed for a situation when someone is bringing significantly more to the marriage. 

I'm having a hard time understanding how removing the assets accumulated before the marriage from the equation is the equivalent of  admitting the marriage is going to fail. If you remove the assets accumulated before meeting someone from the equation and then decide to build an empire together after marriage, isn't this the best of both worlds? I think I have a hard time with the idea that I see this as entitlement that a person entering a marriage with no assets would feel entitled to something that was not theirs if the marriage failed, which as people change, is something that can happen to anyone. If you're with someone who is willing to work hard and build a prosperous life with you, isn't this fair to ask in a relationship?

Hi All,

I wanted to begin a discussion on prenuptial agreements when bringing assets into a new marriage. I know this is a controversial topic, however I thought that the BiggerPockets community was the best place to begin a conversation on this important issue. 

I have always had the mindset that marriage should not be about money, it should be about your relationship with your partner. Therefore, if you have earned assets and have a portfolio of properties and investments prior to marriage, wouldn't the marriage be better off if these assets were protected by a prenuptial agreement? Then everything earned after marriage (outside of these assets) could be communal property.

I've personally seen too many marriages end when one individual brought significantly more into the marriage and it caused for a messy divorce. When this happens, the divorce lawyers are the only ones who wins!

Please share your thoughts!

Hi @Ryan Arth I think we can all agree that if the market turns, the first indicators will happen on the coasts, for example here in CA. We are seeing a severe slowdown in transactions and price reductions. You are absolutely correct that no one can predict these market cycles, we can just look at the data and make informed decisions.
