@Jeshua Patrick with this overheated market it sounds risky to take the tax hit and have all of your eggs in one basket. The market will turn for the worst at some point and this would be a large risk in my eyes.

@Franky Davis Hi Franky, congrats for taking the first step, it takes a long time to find a deal, keep up the great work and don’t get discouraged. I think you handled this very well. I recently read “Never Split the Difference” by Chris Voss and found many helpful tips. I would recommend this book to anyone looking to get into more negotiations. Thank you for sharing your story.

@Jordan Petty Hi Jordan,
I understand your frustration as I live in California. Please do not purchase anything with negative cash flow unless there is a clear value add opportunity. This would be speculating and not an investment. The real estate market is overheated right now and jumping into a negative cash flow property is not a good long term strategy. The Market will not go up forever and therefore I would look outside of the overheated Houston market and look into a better cash flow city. Best of luck!
