As an agent I stay in my "lane" Always refer to a professional in whichever field is necessary. Law, Roofers, Plumbers, HVAC etc

The sooner you give notice the better. That way if they do not vacate and you have to evict the process is already moving along.

Hi. What is your management plan? Self manage or have a company manage your property? I grew up here and the Lehigh Valley is booming . Don't be afraid to look on the outskirts of the major cities. The market is real tight in the Easton area and prices have really risen over the last few years. Not to mention the crazy covid market with low inventory. I am a local investor and realtor . If I can help anyone in anyway please dont hesitate to send me a pm

I’ve had rentals for ages but only SF and condos. Last year upgraded to a 6 unit but a more affluent area. Pburg prices are attractive but looks like it’s going to take a while to turn around still it could be a good time to jump in. We’ll see. Tks Bryan
Hi, I currently have inherited tenants in all my units in Phillipsburg, I was using cozy for my rent collection and listings, I have since switched to Tenantcloud which also seems to have listing capabilties. I am self managing currently. I have worked in the Phillipsburg area for almost 15 years so i know the area and the good and bad . Town council passed a rent control bill at the end of last year but the mayor vetoed it which made things interesting. New mayor seems to want to clean up the town which is good!
