I agree that you should try reassessing you bid criteria. A cash as is sale speaks. Also figure out who the listing agent is for most of the foreclosures. If you use them to make the bid they keep the full commission. My real estate agent is invaluable to me.

Oh I might have misunderstood you. Are you looking for a house to renovate and flip or are you a wholesaler yourself?

See if you can find a local wholesaler in your area. You will pay them a small amount for finding you the property. Make sure you run your own numbers, check the comps, and do your own due diligence. I'm sure you can probably find a few here on BP

As other people have said on here, it depends on your market. It is possible where I live, there are many foreclosures and reverse mortgages that have deferred maintenance that are listed for well below current value. Combine that with a low cash offer and most of the time I get the deal. It's important to understand your market, neighborhood trends, and have an agent friend who works the local foreclosure listings. Not sure if it's right for you in your area, but it works in some.

I don't know about software specifically, but I would recommend getting started by finding one good cash buyer, and then going out and finding them a deal. This way you might be starting slow but you will learn so much from closing one transaction. Also, once you get it under contract but before you get a solid Yes from your buyer, you can reach out here on BP marketplace and if it's a good deal then you should have interest from other buyers. Great way to network and grow your list.

I believe they liked the low down payment. 

However they are willing to come up with more if it means getting a loan I can work with.
