Dot your i's and cross your t's in the Florida market. If you choose to buy a condo, take a VERY close look at the HOA! What is in reserve, when will they need a new roof, new windows etc. As soon as you buy a home in FL your assessed value will increase if you pay more than the previous owner hence your taxes will most likely increase. If you only own one STR you do not need to hire a manager. Do it yourself and/or hire a co-host on Airbnb. On the flip side...find a Realtor in the area with experience and references. They are supposed to protect YOUR best interest! I own 2 condos in FL

You can't really post a short term rental on Marketplace. Not that I have seen anyway. Usually only long term rentals.

I just posted something similar to this. I am a Realtor in upstate NY and we had agents from Punta Cana visit our office. They made it sound like a decent investment to purchase there. I will be there in February 2024 to take a look around

I own 2 STR's in FL and I live in NY. I don't have a Prop Manager. I hired amazing house cleaners. They live in the area and know if well if I need anything more than house cleaning. I have a Ring doorbell to see who is coming and going. I have a coded lock on the door. I do NOT want to pay 20% to a manager for something I can handle myself. You can do it!

This is my 2nd STR in FL. This one is Anna Maria Island a place that I love. It's a condo with a pool and other amenities directly across the street from a gorgeous beach and in walking distance to many amenities
What made you interested in investing in this type of deal?
My STR in Key West is doing well so I wanted another home in FL
How did you find this deal and how did you negotiate it?
My Realtor helped me and we negotiated the price down by $28,000 in a selling market
