Airbnb should not be a similar experience to renting a hotel.  Therefore, you would be better off managing yourself in order to give that personal touch.  This is just my opinion.  I paid a manager in my first year then did it on my own.  I wasn't crazy about paying out 20% for something I knew I could manage better.  I have an amazing house cleaner and someone who will run over to take care of any issues.  You just need the right people on your side.

Thank you so much for the information.  I like STR friendly!  My STR in Key West is a weekly rental.  Very smart of you to get that hotel overflow!!  I love the old world charm.  Not a huge fan of a bunch of high rise buildings and a very commercial setting

I am interested in checking out this beach location for my 2nd STR. Don't know the area super well. Any advise etc? How strict are the rental options? How nice is the beach?

@Lynzie Mackey I hired a "local" prop manager and she has been a rockstar life saver!  She only charges me 15% which is very little for my condo in Key West.  I live in NY so I really like having a local person watching over my investment property

@Lynn Berg I bought in 2019.  It is very expensive around $1,000 per square foot in Old Town.  Cash flow has been positive.  Easy to rent.  The tourism industry is great in Key West even through Covid

@Zak Nichols I agree with Gerald on being in a tourism area.  I also suggest buying in a place that you actually like and want to visit yourself.  I bought one in Key West because it's my favorite place to be.  So, it's easy for me to sell it to others.  Great tourism area as well.
