I am strongly considering this area to be my 2nd STR. I have a condo now in Key West but love Siesta Key Beach. I'd like at least 2BR's.

How close to the ocean do I need to be in order to make money?  Do I invest in a House or a Condo?  I see prices have risen quite a bit over the last couple of years.  Trying to decide if I should buy now or wait.  How is Turtle Beach?  St Pete isn't too far either.  Wondering if those areas are just as good as Siesta Key.

@Jamin Olds I own a condo in Key West that is a STR. I have a manager at 15% but most are at 20% or more. We have a beautiful arrangement in my opinion. I have the rental on Airbnb and I manage that. My manager has it on VRBO and she manages that site. She lives in Key West and saves my *** with local things, toilet clog etc. I highly recommend doing this if you have the time. I live in NY and I find Airbnb to be very user friendly. Just my 2 cents.

I own a Condo in Key West that seems to get higher rents than most other parts of FL.  Mind you, the real estate prices are higher.  But it's a fantastic tourism area and my favorite place to visit.  I get guests ALL year round.  My condo has a transient license which means I can rent it by the week

I bought a Condo in the Shipyard in Old Town in 2019.  It was $590,000 for a small one bedroom.  I have had very good success with rentals thus far even through Covid.  I have an amazing Property Manager right in town (fired my first one).  I have a transient license.  You can certainly rent by the month.  I have a guest who stays for 3 months.  My advice is to contact a local Realtor and Property Manager.  I have both if you want their info.  Btw, sidebar, I am a Realtor in the Albany NY area.  Tourist taxes are paid to Monroe county and to FL.  As far as I can see, Key West pulls in some of the highest rents in the state of FL.  I rent mine out on Airbnb, it's been great!

Don't buy without knowing ALL of the Restrictions!!  I own a condo in Key West that has a transient license which means I am allowed to rent by the week for a certain numbers of week per year.  But, many homes in Key West can only rent by the month.  It's a fantastic place to rent you just have to do your homework.  And, I love it there so I of course visit

@Kevin Ricklick Nice to meet a Local.  I am planning to spend January into February of 2022 down there!  I cannot wait.  I've had a great experience with Airbnb.  I bought a condo in Shipyard so as of now I have a transient license.

I own an STR in Key West. Most of the rentals are 25 years old and up so you don't get younger party people so to speak. Key West is a fantastic place to rent out!! Old Town is the place to be

I own an STR in Key West and I live in upstate NY. I use Airbnb while my property manager uses VRBO. It's a perfect marriage. She lives in Key West which is convenient. Her rate is 15% where most others are 20%. Don't hesitate to use Airbnb yourself. Pick a vacation home where you want to visit. Or you have ties to for some reason. Family is there etc.

I've been reading that Panama City is a great place to own a vacation rental property but the rates don't look great
